At the same time, a solid 27 percent of homes are still selling above list price, and the average sale-to-list ratio is just over 98 percent, indicating sellers are still achieving prices close to asking.
Home values have moved up sharply, with the typical home value in August around $374,000, up strongly from a year ago and well above the state median of about $281,000. While prices climbed, activity has cooled, as homes sold fell by about half from the previous month and are down compared with last year. New listings and pending sales also slipped month over month, suggesting both buyers and sellers may be moving a bit more cautiously.
Despite slower sales counts, homes moved faster, with median days on market dropping to 19, down sharply from both last month and last year. Inventory is slightly lower than a year ago, yet the higher months of supply and quicker selling times together show a market sorting out a new balance between demand and available homes.
