Year-over-year, Hamilton County’s typical home value has dipped about 3.45 percent, even though it still sits well above the Indiana average. Inventory is also down compared with last year, falling 6.46 percent, while new listings have dropped sharply by 39.55 percent. Pending sales are running about 27.34 percent lower than a year ago, pointing to slower overall activity.

In February 2026, the typical home value was around $420,000, with a median list price near $464,000 and 724 homes on the market. Homes spent a median of 56 days on market, up more than 133 percent from a year earlier, and roughly 32.87 percent of listings saw a price drop while about 13.53 percent sold above list.

Looking ahead to March 2026, the typical home value is projected to ease to about $405,000, even as the projected median list price edges up to $471,500 and inventory is expected to shrink to roughly 655 homes. Despite cooling prices and months of supply at just 1.9, Hamilton County is still classified as a seller’s market, with an average sale-to-list ratio close to 0.98.
