New listings fell 20 percent from April and are down about one-quarter from a year ago, even as homes sold climbed by one-third month over month. Pending sales held steady at 9, signaling that buyer interest is keeping pace with the limited number of homes coming to market.

The typical home value reached about $214,000 in May, up nearly 27 percent from April and almost 29 percent higher than a year earlier, even though the statewide median is still higher at around $294,000. Sellers are also listing more aggressively, with the median list price jumping about 45 percent month over month and more than 35 percent year over year to roughly $270,000.

Time on market tells a more nuanced story. Homes took a median of 39 days to sell in May, longer than April but still much faster than the triple-digit days seen earlier this year. Combined with zero recent sales closing above list price and a modest rise in active listings over the past year, conditions suggest that buyers must be prepared but may have some room to negotiate.
