Year-over-year, Riley County home values have climbed solidly, with the typical home value up about 12 percent to roughly $311,000 while the median list price is up just over 8 percent. Compared with Kansas as a whole, where prices are rising at a slower pace, local appreciation looks stronger and points to firm demand.

In the latest May report, sales activity accelerated, with homes sold up about 25 percent from a year ago and nearly a third higher than just last month. Buyers are finding fewer options relative to demand, as months of supply has fallen to about 1.5 months, well below the state’s 2.3 months, signaling a tighter seller’s market locally.

Conditions have also sped up noticeably, with median days on market dropping to just 11 days, down more than 45 percent from last year and sharply lower than earlier in 2026.
