Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Cowley County saw a pickup in activity in May, with 52 new listings and 151 homes on the market. Pending sales rose to 44, up about 10 percent from April and more than 50 percent higher than a year ago, signaling stronger contract flow. Homes are sitting for about 35 days before going under contract, noticeably shorter than just a month earlier.

Prices are moving in a different direction than activity levels. The typical home value is about $134,000, down sharply compared with last year, and list prices have fallen even more on a year-over-year basis. Only about 12 percent of recent sales closed above asking price, and the average sale-to-list ratio is just over 93 percent, showing that buyers often have room to negotiate.

Supply conditions point to a softer seller advantage. Months of supply has increased to 4.1, well above the 2.3 months seen across Kansas, and up significantly from a year ago in the county. Active listings are modestly higher than last year, while homes sold are slightly lower, suggesting buyers have more choices even as closings slow a bit. With the county’s typical home value less than half the statewide median, affordability stands out compared with the broader Kansas market. Whether you are a buyer navigating these shifting conditions or a seller trying to price correctly, Agent Pronto can connect you with a local agent who understands Cowley County’s trends.

“I have never worked with such an amazing & honest Realtor in my life. Jason provided me with so much information I've never ever seen that much before. I truly think if I would of called him at 2am he would of answered. Now I asked him for alot of extra help. Too much truthfully but he would respond almost immediately & if I needed help with something or had a question he was on it & I never was left hanging once. I'm so thankful I found him & he impressed me immediately. I wish every realtor could be like him 1 word "Exceptionalizsm".”
