Labette County home values have surged compared with a year ago, with the typical home value up more than 90 percent, even as Kansas as a whole is seeing only modest price growth. At the same time, inventory has tightened sharply year over year, with active listings down about 35 percent and months of supply falling more than 70 percent to just 1.2 months, marking a stronger seller’s market locally than the 2.6 months of supply seen statewide.

In the latest monthly snapshot for July 2026, buyers saw a median sale price around $143,000 while the median list price was much lower, reflecting a mix of smaller or distressed listings on the market. Homes are moving more quickly than earlier in the year, with the median days on market dropping to 36 days, and roughly one in three homes going off the market within two weeks.

Sales activity has shifted as well, with 20 homes sold in July, up strongly from the prior month even though new listings fell by nearly half. Even with this pickup in closings, the average sale-to-list ratio sits just above 95 percent and no homes officially closed above list price, signaling that pricing strategy and negotiation still matter.
