Homes in North Central are taking much longer to sell in the latest rolling three-month period, with a median of 51 days on market, up sharply from a year ago. Even with that slowdown in pace, the area still leans toward a seller’s market with about 2.3 months of supply, similar to the broader Wichita market.

Home values and asking prices have both moved down compared with last year. The typical home value is down nearly a quarter year over year, and the median list price has fallen by more than 20 percent over the same period. Fewer homes are getting bid up, with none selling above list recently.

Inventory and activity have also shifted lower in this rolling three-month view. Active listings are down almost one-third from last year, and new listings have dropped by more than 40 percent, while pending sales are down more than 60 percent. Despite the slower pace, homes sold have only slipped modestly year over year, and the average sale-to-list ratio is holding around 96 percent.
