Year-over-year, Wichita’s rolling three-month view shows home values edging up, with the typical home value rising about 3 percent while active listings climbed roughly 10 percent. At the same time, homes are taking much longer to sell than a year ago, with median days on market up sharply, signaling buyers have more time to compare options even as prices trend modestly higher.

In the latest period ending April 2026, buyers saw a median list price just under $250,000 and a median sale price near $237,000, with the average sale-to-list ratio close to 99 percent. Inventory stood at 2.2 months of supply with 2,572 active listings, indicating sellers still hold an advantage but not as strongly as in prior years.

Looking at activity, homes sold over the rolling three months increased about 6 percent year over year, while new listings and pending sales rose around 10 percent and 5 percent, respectively, pointing to a busier spring market. Roughly one in four homes sold above list price and nearly half went off the market within two weeks, underscoring that well-priced properties can still move quickly.
