Anchorage home values in the latest rolling three-month period are slightly lower than a year ago, with the typical home value down about 3 percent. At the same time, the median list price has surged more than 50 percent year over year, showing that sellers are aiming higher. Homes sold are up sharply from last year, with closed sales rising by about 139 percent in this three-month window.

Current conditions show a median list price of about $1.41 million and a typical home value around $736,000. Inventory remains tight, with just 10 active listings and roughly 2.3 months of supply, reinforcing the seller’s market designation. Homes are taking longer to sell, with the median days on market now at 56 days, far above year-ago levels, yet more than half of listings still go off market within two weeks. Only about 14 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under 99 percent, suggesting buyers have a bit more room to negotiate than in some past periods.

Listing activity in this rolling three-month view has cooled year over year, with new listings down about one-third even as pending sales have slipped more modestly.
