Year-over-year, Bourbon County home values have climbed, with the typical home value up more than 12 percent compared with last July. At the same time, the median list price is higher by about 10 percent, signaling that sellers are generally asking more than a year ago. However, homes sold are down sharply from last year, with closed sales off more than 40 percent.
July’s numbers show a market adjusting in the short term. The median sale price fell from June, while the median list price also moved lower, and just 15 homes closed during the month as new listings picked up from June’s levels.
Inventory conditions have loosened compared with last year, with months of supply rising to 4.6 in July, well above the statewide level of 3.9 months in Kentucky. Homes are also taking longer to sell, with the median days on market at 36 days, far above last July but slightly faster than in June. Only about 22 percent of homes sold above list price and the average sale-to-list ratio sits just under 100 percent, indicating pricing is close to asking but with less frequent bidding up.
