Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).
Clark County is seeing steady movement in listings and contracts. Active listings are holding nearly flat year over year, with 166 homes on the market in May and only a slight 0.3 percent annual increase. Contract activity has softened though, as pending sales are down nearly 38 percent from a year ago and dropped sharply from April.
Prices are pushing higher even as contract volume cools. The typical home value climbed almost 25 percent year over year in May, while the median list price is up more than 16 percent over the same period, signaling strong upward pressure on pricing.
Homes are taking longer to sell than a year ago but are moving faster than just a few months back. The median days on market sits at 41 days, which is much quicker than the 98-day pace seen late last year, yet far above last May based on the very large annual increase reported. Supply has tightened to 2.7 months, down about 38 percent year over year and below Kentucky’s 3.4 months, putting Clark County slightly on the tighter side of a neutral market. With only about 7 percent of homes selling above list and an average sale-to-list ratio just under 98 percent, both buyers and sellers can benefit from an Agent Pronto–recommended agent who understands how to price and negotiate in these conditions.

Clark County offers residents a welcoming, close-knit community with accessible outdoor recreation, solid schools, thriving local businesses, and engaging cultural events that together make it a vibrant, affordable place to call home.
Clark County feels distinct from nearby Fayette and Madison counties, offering a quieter pace with a strong sense of shared identity anchored by Winchester. You are close to Lexington’s employers and amenities, yet far enough to enjoy open skies, rolling fields, and a community where people tend to know their neighbors.
Downtown Winchester blends historic facades with everyday convenience, from the local flavors at Engine House Pizza Pub to public events and markets near the City of Winchester center. Families appreciate educational options like George Rogers Clark High School and programming through the Clark County Public Library, which also serves as a social hub.
Outdoor life is a major draw. Residents explore the Red River Gorge Geological Area to the east, enjoy water access at Fort Boonesborough State Park, or stay local on the trails and ballfields of College Park. Daily shopping and dining are concentrated along the Bypass area, while smaller communities across the county maintain a rural, close-knit feel.

“Working with Derrick was an outstanding experience from start to finish. He and his team helped get our property completely ready for market by coordinating repairs, cleanup, and improvements that made a huge difference in how the home showed. His team worked tirelessly and brought a tremendous amount of knowledge and experience to the project, making the entire process smooth and efficient. Derrick’s understanding of what buyers are looking for and what actually adds value was incredibly helpful. Once the property was ready, he handled the listing and marketing process seamlessly, and the home sold quickly. What could have been a stressful situation became simple and organized thanks to Derrick and his team. I would absolutely recommend him to anyone looking to prepare and sell a property.”
“James Martin understood what we wanted and needed. He worked with our schedules so we could look at houses and helped us pick the perfect house for us.”
“Joseph was right there for us when we contacted for an agent. He was open and honest with us on everything Joseph didn't stop looking for places even when we couldn't go until after 430. We both felt comfortable talking to him over all our expenses and what we needed Joseph forums us the perfect house and we would definitely use him again if needed and would recommend him to other people. Thanks from both Lee and I for helping us find our perfect new home. Connie and Lee”
“Jason was awesome to work with! Very professional and knowledgeable about the area. He was always willing to answer any questions we had, especially since we were first time sellers. Would recommend to anyone!”
“Chris went above and beyond to help me, my mother, and the sale of the home . He was in constant communication and we had a great experience with him ”
“Traci and another agent from her group, Lana, helped me see as many houses as I wanted. They were very helpful and considerate. Between the two ladies, I saw so many houses and never felt pushed to buy any of them. I was informed of potential issues with houses and they respected if I didn't like something about a house. Days before I was set to go back home, Traci found a house that had just come on the market and I bought it! It has almost everything on my wish list. I couldn't be happier!”
“Lana Stephens and Traci Mitchell are a pleasure to work with. They are professional and friendly, and know their business. They not only sold my late father's townhome, they helped me completely gut and remodel it. And I live out of state! Their team put together a great plan. They kept in constant contact with plans, purchases and those things that pop-up when remodeling. I appreciate their patience, kindness and special treatment since it was my father's place. I can't think of a better fit for what I needed. I highly recommend them to work with any situation.”
“We had planned on doing a FSBO. We are so thankful we did not! There were several hiccups from the other side and Lindsay handled them perfectly. I would absolutely recommend Lindsay.”
“Returning to Jason for help selling our home and purchase of our new home was a great decision. We used Jason on our first home 11 years ago and so glad we utilized him again. His market knowledge was crucial in pricing our sale and negotiating our purchase. He never rushed us, was always available for questions and worked with us for showings. A true Real Estate Professional.”
