Clark County is seeing steady movement in listings and contracts. Active listings are holding nearly flat year over year, with 166 homes on the market in May and only a slight 0.3 percent annual increase. Contract activity has softened though, as pending sales are down nearly 38 percent from a year ago and dropped sharply from April.

Prices are pushing higher even as contract volume cools. The typical home value climbed almost 25 percent year over year in May, while the median list price is up more than 16 percent over the same period, signaling strong upward pressure on pricing.

Homes are taking longer to sell than a year ago but are moving faster than just a few months back. The median days on market sits at 41 days, which is much quicker than the 98-day pace seen late last year, yet far above last May based on the very large annual increase reported. Supply has tightened to 2.7 months, down about 38 percent year over year and below Kentucky’s 3.4 months, putting Clark County slightly on the tighter side of a neutral market.
