Compared with a year ago, Winchester’s rolling three-month home values have slipped modestly even as prices remain relatively high. The typical home value is down about 5 percent year over year, while the median list price has fallen more sharply, dropping around 16 percent compared with last September.
In the same year-over-year view, activity has shifted in interesting ways, with fewer homes coming on the market but more actually selling. New listings are down more than 40 percent from a year ago and active listings are lower by about 10 percent, yet homes sold are up roughly 11 percent and pending sales are only slightly below last year.
