Year over year, Clay County’s home values have shifted sharply, with the typical home value down significantly compared with last April and now far below the statewide median of about $275,000. Listing activity has also cooled over the past year, as active listings are down nearly a third and new listings have fallen by more than half while Kentucky overall has seen inventory grow.

Even so, conditions have tilted only modestly toward sellers, as indicated by a seller’s market gauge reading in the low 30s and an average sale-to-list ratio near 96 percent, meaning buyers still have room to negotiate while sellers need realistic pricing strategies.
