Pricing shows a market adjusting to this changing flow of inventory and contracts, with the typical home value up just over 4% year over year and about 7% from April. Sellers are seeing fewer bidding wars than last year as only about 4% of sales close above list and the average sale-to-list ratio has edged down to around 94%, well below many recent months.
