Historic South Hill currently leans toward sellers, with the market gauge signaling a seller’s market even as conditions cool. Months of supply sits at 5.6 in this rolling three-month view, much higher than Lexington’s 2.1 months, suggesting more breathing room for buyers locally. Longer median days on market at 19 also indicate homes are not moving as frenetically as in the past.

Prices have eased compared with a year ago, with the typical home value down about 22 percent year over year in this rolling period. At the same time, the median list price has slipped only slightly from last year, reflecting sellers still testing higher asking prices. Sales activity has slowed, with homes sold and new listings each down more than 40 percent year over year, pointing to a smaller pool of both buyers and sellers.
