Inventory in South Louisville has tightened over the past year, with active listings down more than 20 percent even as months of supply has climbed to 3.6 months on a rolling three-month basis. Fewer sellers are entering the market, as new listings have fallen roughly a quarter year over year, while closed sales are also down nearly the same amount. Despite that softer volume, pending sales still outnumber recent closings, suggesting a steady flow of homes moving under contract.

Prices are edging up, but not dramatically. The typical home value over the latest three-month period is about 5 percent higher than a year ago, and the median list price has risen just over 3 percent year over year, keeping South Louisville well below the broader Louisville city median sale price. Homes are taking much longer to sell than they did a year ago, with median days on market stretching to roughly seven weeks and up sharply from last spring.

With only about one in five homes selling above list price and an average sale-to-list ratio around 96 percent, buyers may have more room to negotiate than in earlier years, even though conditions still lean toward sellers.
