April’s finalized data reported the typical value of a home in the county to be $199,000—down 3.52% over the previous 12 months. For comparison, state-level data pegged home values at $265,500 in Kentucky for the most recent reporting period. That number is expected to float around $265,900 in May.

Morgan County had 7 new listings and 6 listings that went under contract in April, increasing the area’s total available inventory to 34—up 3.03% from the previous month. Inventory is projected to have further increased in May.

Of those 34 active listings, 26.47% reduced their price in the month of April. The median listing price for homes in Morgan County fell 0.45% from March to April, bringing the current median listing price to $199,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
