July’s finalized data reported the typical value of a home in the county to be $364,000—up 246.67% over the previous 12 months. For comparison, state-level data pegged home values at $281,000 in Kentucky for the most recent reporting period. That number is expected to float around $280,400 in August.
Nicholas County had 3 new listings and 6 listings that went under contract in July, decreasing the area’s total available inventory to 19—down 17.39% from the previous month. Inventory is projected to have further decreased in August.
Of those 19 active listings, 31.58% reduced their price in the month of July. The median listing price for homes in Nicholas County grew 10.53% from June to July, bringing the current median listing price to $210,000. Based on projected data for August, listing prices may continue to grow.
