For comparison, state-level data pegged home values at $278,800 in Kentucky for the most recent reporting period. That number is expected to float around $285,800 in June.

Nicholas County had 3 new listings and 7 listings that went under contract in May, decreasing the area’s total available inventory to 24—down 7.69% from the previous month. Inventory is projected to have further decreased in June.

Of those 24 active listings, 20.83% reduced their price in the month of May. The median listing price for homes in Nicholas County fell 38.49% from April to May, bringing the current median listing price to $199,900. Based on projected data for June, listing prices may continue to fall.
