Pulaski County home values have edged up over the past year, with the typical home value rising about 2 percent. At the same time, the median list price is up more than 7 percent year over year, suggesting sellers are testing higher price points. Homes sold have jumped more than 50 percent compared with last July, pointing to much stronger buyer activity than a year ago.
In the latest monthly snapshot for July 2026, the typical home value sits around $264,000, while the median list price is roughly $305,000. Inventory has grown to about 460 active listings, up around 7 percent from last year, and months of supply has tightened to 4.4 months, putting Pulaski County slightly above Kentucky’s 3.9 months of supply and signaling conditions that still lean toward buyers.
Homes are also moving faster than they were a year ago, with median days on market down sharply to about two months. Only about 11 percent of homes are selling above list price and the average sale-to-list ratio is just over 96 percent, reflecting room for negotiation even as demand improves.
