Pulaski County home values in May 2026 were modestly higher than a year ago, with the typical home value up about 2 percent year over year. Listing activity expanded more strongly, as active listings climbed nearly 20 percent and new listings surged almost 70 percent compared with last May. Closed sales also increased, with homes sold up nearly 19 percent year over year, signaling more movement in the market.
In the latest monthly snapshot, the median sale price was about $266,000, slightly below April but still above levels seen earlier in the year. Inventory reached 482 active listings, and months of supply sat at 5.2, which is higher than the Kentucky average of 3.4 months and supports the county’s current buyer’s market label.
Buyers are seeing more choices and slightly more negotiating room, as the average sale-to-list price ratio sits just under 96 percent and only about 12 percent of homes are selling above the asking price. Even with more options, well-priced homes are finding buyers, with median days on market at 65, sharply lower than in recent months.
