Year over year, California, Maryland home values have moved higher, with the typical sale price up about 9 percent in this rolling three-month view. Sales activity has surged, as homes sold are up roughly 49 percent from a year ago, and new listings have climbed by about 44 percent. Inventory has expanded as well, with active listings up nearly 39 percent compared with the same period last year.

Looking at the latest rolling three-month period through June 2026, the typical home value is about $425,000, while the median list price sits slightly lower at around $416,000. Homes are spending a median of 41 days on the market, and there is about 1.6 months of supply, which aligns with the area’s designation as a seller’s market.

Pressure on prices has eased compared with last year, as the share of homes selling above list has fallen from about 51 percent to roughly 30 percent, even though the average sale-to-list ratio remains close to 100 percent. At the same time, more inventory and higher sales volumes suggest buyers have more options, while sellers still benefit from relatively low supply.
