Compared to last year, typical home values in California, Maryland have slipped about 1.3%, while values in St. Mary’s County overall are up more than 7%. Inventory has climbed roughly 20% year over year, giving buyers a few more options than before. New listings are up 32% over last year, even as pending sales have eased by about 5%.
In February 2026, the typical home value in California was around $352,000, with a median list price close to $354,990. Homes spent a median of 45 days on the market, up sharply month over month, and inventory reached 59 listings, equal to about 2.8 months of supply in what is still labeled a seller’s market. Roughly 25% of listings saw a price drop, about one in three homes sold above list price, and the average sale-to-list ratio hovered just under full price at 0.994.
Looking ahead to March 2026, typical values are projected near $341,775 even as the projected median list price edges higher to about $365,490. Inventory is expected to rise slightly to 61 homes, and the county’s typical value is projected to continue above the city at about $460,000. With more listings coming on the market and pricing moving in different directions for sellers and buyers, it can be crucial to have local guidance.
