St. Mary's County is seeing moderating inventory alongside a recent pullback in sales activity. Active listings dipped slightly from last month, while homes sold fell more sharply, down more than 16 percent month over month. New listings also eased, yet pending sales ticked up, suggesting buyers are still writing contracts even as overall volume cools.
Price trends show a mixed but generally firm picture. The typical home value climbed more than 5 percent in a month and is up over 4 percent compared with a year ago, even as median list prices edged lower both month over month and year over year. This pattern points to buyers and sellers meeting in the middle, with closed sale prices holding up better than asking prices.
Time on market and supply levels highlight a market that still leans toward sellers but is less intense than earlier. Median days on market jumped to about six weeks and months of supply rose to 2.8, yet homes in St. Mary’s are selling with an average sale-to-list ratio near 100 percent and roughly 35 percent closing above list. Compared with Maryland overall, the county has slightly lower supply than the state’s 3.5 months and somewhat stronger year-over-year price gains.
