The timing of putting it on the market in Mid - July coincided with our family trip to Italy. If I would have waited, I would have missed the peak summer market, I trusted Davids plan so we moved on to list, it. While in Italy, we kept in touch through cell phone, texting and email I received 2 offers, Dave presented them, by phone and email since I was not in the states. Both offers were the same amount of money, but he told me why one was better, stronger than the other. So, I took the advice of the stronger offer, and everything went well we closed without any issues. David was constantly keeping me up to date with everything and sending the documents in Italy. We met up when I returned from Italy and finished the sale After a few months my daughter was in the position to buy her first house. She picked David as she saw how easy it had been for me to sell the house, (because I listened to his advice) ,she was free to look for anything in her price range. David suggested things pro and con about all the houses she looked at. In the end she found the perfect house in Groton where she still lives. She told me working with David was easy and there were no surprises. She was very nervous as it was her first house and she didn’t want to make any misstates. She did not and is so glad I had David to let her use to buy her first house.. The second house he helped me sell was a farm in Barre MA who I had bought with my sister, and she decided to leave back to Wisconsin in the middle of an expensive rehab. I had to sell a 17-acre farm, I called Dave back to help me sell this property. We both knew little of valuing this farm, but he worked hard with me and several different web sites including a horse farm site that we thought may bring other offers rather than just MLS. I also had the property appraised to get a better idea of its value. The appraisal was Dave’s idea. – and good one. After 2 weeks on the market, we got an offer and we took it. This time the economy was depressed (Summer 2026) but I had to move, and it was a good offer considering how depressed the economy of Barre was. Houses were just not selling in that area. So, I consider myself lucky to have had Dave and his strong experience guiding me. That is your typical realtor story, but what really shines about Dave is the prep that goes into the house before it is ever listed. He can see issues that can come up at the open houses, or closing, what simple fixes the owner can do to prevent questions coming up with people that come look at your open house to haunt you. Things like how to clean your house, what to do with extra clutter, the yard, garage, basement things the owner over looks – I know I did. When you listen to him the. property shines and offers come in which is the whole reason to have a realtor in the first place. Dave also helped me buy my current home before I listed the Barre property. He advised me to choose a new home first, before listing, and I’m glad I did because I didn’t have to divide my time between house hunting and selling. He explained that waiting to search until after accepting an offer would not be practical. I followed his advice, and the process went smoothly. Dave clearly explains what to expect, stays organized, and double-checks both his work and others to catch issues before they become major problems.
