Mower County currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sits at 2.2, below the roughly balanced level of around 5 to 6 months. Active listings are up 12 percent year over year, yet supply still trails demand.

Prices have been moving higher, which helps explain that seller tilt. The typical home value is up about 32 percent from a year ago, far outpacing Minnesota overall, where prices are nearly flat. At the same time, the median list price has risen modestly over the past year, and homes are selling for about 99 percent of list price on average. Compared with the state’s 2.6 months of supply, Mower County’s tighter inventory suggests local buyers face more pressure at current price points.

Momentum in activity has shifted somewhat as the spring season has unfolded. Homes sold in May ticked up from the prior month, while pending sales dipped slightly, hinting that some demand may be taking longer to convert into closings. The share of homes selling above list price has fallen to about 20 percent and is down more than 20 percent from last year, giving buyers a bit more negotiating room than before. Yet more than half of listings still go off the market within two weeks, underscoring the need for solid guidance.
