New listings have climbed more than 15% from last year, even though they dipped slightly from May. Homes sold increased about 17% from the prior month, indicating that demand is still meeting the added supply.

The typical home value in June reached about $382,000, rising a little over 3% compared with last year, while the median list price is up about 3% year over year despite a pullback from May. Compared with the broader Minnesota market, Olmsted County’s typical sale price now sits slightly above the statewide median, and its 1.9 months of supply is tighter than the state’s 2.7 months, underscoring its seller-leaning conditions.

Homes are still moving quickly, with a median of 17 days on market and nearly 47% going off the market within two weeks. Roughly 36% of recent sales closed above the list price, and the average sale-to-list ratio is essentially at 100%, signaling buyers often need to come in close to asking to win a home. Despite higher inventory, months of supply remains below three and keeps the area classified as a seller’s market.
