Inventory in Steele County has expanded notably, with active listings up more than 30 percent from last month and over 50 percent from a year ago. New listings also climbed sharply, rising nearly 60 percent month over month and year over year, giving buyers more choices than they had last spring. Even with this added supply, the area still sits in a seller’s market with about two months of inventory available.

Contract activity is picking up alongside that new inventory. Pending sales jumped about 28 percent from March and nearly 36 percent compared with last year, while closed sales increased from the prior month even though they are down slightly year over year. Homes are moving much faster than earlier in the year, with the median days on market dropping from 80 days in March to just 25 days in April.

Prices are adjusting as activity and supply shift. The typical home value of about $269,000 is essentially flat compared with last year and trails the statewide Minnesota median of roughly $359,000, while the median list price has edged up slightly year over year. Sellers are still getting close to what they ask, with an average sale-to-list ratio around 97 percent and about one in five homes selling above list price.
