Inventory in Steele County has tightened recently even as it stays above last year. Active listings are down about 7% from April to 136, but still sit more than 22% higher than a year ago. Pricing is responding to this momentum with a noticeable spring upswing. The typical home value is up about 9% from April, and the median list price jumped nearly 10% in a month and around 11% over the past year, even though Steele County’s typical sale price remains well below the Minnesota statewide median. Despite more demand, months of supply has fallen to about 1.7, down from 2.0 in April and far tighter than the state’s 2.6 months, underscoring seller leverage.
Homes are moving much faster than earlier in the year, with median days on market dropping from 30 in April to just 15 in May. Roughly 52% of listings go off the market within two weeks, and over 36% of recent sales closed above the asking price, pushing the average sale-to-list ratio slightly above 100%.
