George County is seeing moderate inventory with 99 active listings in May and 3.2 months of supply, up sharply from a year ago. Contract activity has cooled, as pending sales are down more than 17 percent year over year while closed sales are also lower than last May. New listings, however, have risen nearly 20 percent compared with last year, giving buyers more options.

Prices are responding to these mixed signals with notable strength. The typical home value is up nearly 16 percent from a year ago, while the median list price has climbed about 21 percent over the same period.

Homes are taking time to sell, with a median of 49 days on market in May, and only about 29 percent going under contract within two weeks. Just over 8 percent of recent sales closed above list price, and the average sale-to-list ratio of about 95 percent suggests buyers often have room to negotiate. Compared with Mississippi overall, George County’s typical home value sits below the state median, but its year-over-year price gains are running stronger than the statewide pace.
