October’s finalized data reported the typical value of a home in the city to be $250,700—up 0.32% over the previous 12 months. For comparison, county-level data pegged home values at $237,620 in Jackson County for the most recent reporting period. That number is expected to float around $236,430 in November.
Gulf Park Estates had 14 new listings and 10 listings that went under contract in October, increasing the area’s total available inventory to 35—up 12.9% from the previous month. Inventory is projected to have further increased in November.
Of those 35 active listings, 40.0% reduced their price in the month of October. The median listing price for homes in Gulf Park Estates fell 4.83% from September to October, bringing the current median listing price to $232,450. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
