Inventory in Leflore County has ticked up, with 49 active listings, slightly higher than a year ago. New listings climbed more than 10 percent year over year, while pending sales are down about 20 percent over the same period. Homes sold, however, have increased more than 30 percent from last April, suggesting more closed deals even as contract activity has softened.

Pricing has adjusted downward in response to these conditions. The typical home value is down sharply from a year ago, dropping nearly 60 percent, and the median list price is down by about a third year over year. Sellers are also seeing deeper discounts, with the average sale-to-list ratio around 86 percent and no recent sales closing above list price.

Market pace looks faster than last year, with the median days on market falling to about 18 days and more than half of homes going off market within two weeks. Even with this quicker turnover, months of supply sits at 7.6, well above Mississippi’s 4.5 months, reinforcing Leflore County’s status as a buyer’s market. With local prices well below the statewide typical sale price of about $269,000, it can be especially important to understand value and timing in each segment.
