Inventory in Grenada has tightened in this rolling three-month view, with active listings down more than a quarter year over year to 21. Contract activity is mixed, as homes sold are up about 23 percent from a year ago while pending sales have fallen nearly 27 percent, and months of supply has eased to 6.6, signaling more balance than the high levels seen in 2023.

Pricing has shifted notably, with the typical home value up sharply year over year, rising about 77 percent to roughly $122,000. At the same time, the median list price is nearly flat compared with a year ago, and the average sale-to-list ratio has improved more than 15 percent to about 92 percent, showing sellers are still negotiating but getting closer to their asking prices.

Homes are taking longer to sell than they did a year ago, with the median days on market now around two months in this rolling period. Even with that added time, more than a third of listings still go off the market within two weeks, and none of the recent sales closed above list price, underscoring the need for accurate pricing.
