Active listings are up sharply from a year ago, rising about 28 percent to 206 homes, and months of supply has climbed to 5.1, above the 4.6 months seen across Mississippi. Even with more choices, contract activity is firm, with pending sales up slightly year over year and jumping 60 percent from April.
Prices are adjusting in response to these shifts. The typical home value is down nearly 15 percent compared with last year, and the median list price is also lower year over year despite a modest monthly uptick. Sellers are getting close to what they ask, with an average sale-to-list ratio just above 98 percent and only a small share of homes selling above list.
Homes are changing hands more quickly than earlier in the year, with median days on market dropping from 104 in March to 35 in May, even as the number of closed sales is down more than 20 percent from a year ago. Conditions lean toward a soft seller’s market, with more inventory than last year but still enough demand to keep pricing relatively steady.
