Memphis is seeing more homes available in this rolling three-month view, with active listings up more than 11% compared with a year ago. New listings are only slightly higher year over year, so the bigger inventory jump reflects homes staying on the market longer. Pending sales have risen about 5% from last year, signaling that buyers are still active even as choices expand.
Pricing is adjusting to these conditions. The typical home value is up a bit more than 2% year over year, but the median list price is down about 5%, suggesting sellers are becoming more realistic to attract offers. Homes now take a median of 36 days to go under contract, roughly double the time from a year ago, and months of supply has climbed to 5.6, also about twice last year’s level.
Seller leverage has eased as a smaller share of homes sell above list price, down from over 20% in mid-2023 to just over 12% in the latest period. The average sale-to-list ratio is just under 96%, reinforcing that buyers have more room to negotiate than they did a year or two ago.
