The typical home value in Monroe County is projected to be $264,900 for the month of November. October’s finalized data reported the typical value of a home in the county to be $239,900—up 28.46% over the previous 12 months. For comparison, state-level data pegged home values at $264,400 in Mississippi for the most recent reporting period. That number is expected to float around $264,900 in November.

Monroe County had 15 new listings and 9 listings that went under contract in October, decreasing the area’s total available inventory to 76—down 8.43% from the previous month. Inventory is projected to have further decreased in November.

Of those 76 active listings, 31.58% reduced their price in the month of October. The median listing price for homes in Monroe County grew 1.93% from September to October, bringing the current median listing price to $184,500. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 24 days, compared to -41 days in October 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this November.
