Year over year through August 2026, Lee County’s typical home value climbed more than 17 percent, rising to about $264,000 even as the statewide median grew at a slower pace. At the same time, active listings jumped more than 27 percent from last year, giving buyers more options than a year ago even though inventory is still below the months-of-supply level seen across Mississippi.
In the latest monthly snapshot, 76 homes sold and 78 new listings came on the market, showing that fresh inventory is still being absorbed. However, sales and pending contracts both fell sharply from July, and the median sale price dropped almost 10 percent month over month, signaling a step back from early-summer heat.
