Inventory in Panola County has tightened slightly, with 86 active listings in June, down from last month and lower than a year ago. New listings also slowed to 19, marking both a monthly and yearly decline. Contract activity cooled more sharply, as pending sales fell by more than half from May and are down significantly year over year, signaling a slower flow of homes moving toward closing.

Pricing has been edging up compared with last year even as short-term shifts are more mixed. The typical home value is up from a year ago by nearly five percent, while the median list price shows a smaller annual gain and a sizable drop from May, suggesting sellers may be adjusting expectations to current demand. At the same time, the share of homes selling above list has increased from both last month and last year, yet the average sale-to-list ratio has slipped slightly, pointing to a market where strong listings can still command solid interest but negotiations are common.

Market balance has been moving toward buyers, with months of supply rising to 3.8 in June, though it remains below the statewide level of 4.8 months in Mississippi. Homes are sitting on the market longer than a year ago at a median of 40 days, even after a sharp month-over-month drop, indicating more time for buyers to evaluate options.
