Rankin County home values have inched up over the past year, with the typical home value rising a bit faster than the statewide pace. Active listings are up more than 16 percent year over year, giving buyers more options than they had last spring. Homes sold have climbed nearly 36 percent from a year ago, pointing to stronger demand in this market.

April’s numbers show a typical home value around $286,000 and a median list price near $294,000, with sellers getting about 97 percent of their asking price on average. Inventory stands at 2.6 months of supply, down sharply from a year ago and well below Mississippi’s 4.5 months, which supports a seller’s market environment.

Homes are also moving more quickly than earlier in the year, with the median days on market easing to 28 days and more than a third of listings going off-market within two weeks. At the same time, the share of homes selling above list price is modest, at about 15 percent, suggesting that while conditions favor sellers, buyers still have room to negotiate.
