July’s finalized data reported the typical value of a home in the county to be $280,000—up 2.74% over the previous 12 months. For comparison, state-level data pegged home values at $263,400 in Mississippi for the most recent reporting period. That number is expected to float around $258,700 in August.
Rankin County had 251 new listings and 190 listings that went under contract in July, increasing the area’s total available inventory to 461—up 9.5% from the previous month. Inventory is projected to have further increased in August.
Of those 461 active listings, 27.77% reduced their price in the month of July. The median listing price for homes in Rankin County grew 9.31% from June to July, bringing the current median listing price to $306,000. Based on projected data for August, listing prices may continue to grow.
