Inventory in Scott County has expanded notably, with active listings up more than 50 percent from last year and sitting at 38 in June. New listings, however, have fallen sharply year over year, and only four homes were added to the market during the month. Pending sales have increased compared with last year, while the number of homes sold has declined.

Pricing is adjusting amid these shifts, with the typical home value down slightly from a year ago even as the median list price is up modestly. The sale-to-list ratio has strengthened over the past year to about 96 percent, but no homes closed above their list price in June, underscoring buyers’ leverage.

Time on market and supply figures further highlight a tilt toward buyers. Median days on market in June was 18, and months of supply has climbed to about 6.3, well above Mississippi’s 4.8 months. Compared with the state, Scott County offers lower typical sale prices and more inventory relative to current sales pace.
