October’s finalized data reported the typical value of a home in the county to be $209,900—up 303.65% over the previous 12 months. For comparison, state-level data pegged home values at $264,400 in Mississippi for the most recent reporting period. That number is expected to float around $264,900 in November.
Smith County had 8 new listings and 5 listings that went under contract in October, increasing the area’s total available inventory to 19—up 11.76% from the previous month. Inventory is projected to have further increased in November.
Of those 19 active listings, 26.32% reduced their price in the month of October. The median listing price for homes in Smith County grew 36.55% from September to October, bringing the current median listing price to $303,750. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
