Inventory in Barry County has grown notably, with 244 active listings in April, up nearly 13 percent from March and about 29 percent from last year. New listings also climbed strongly, rising more than 33 percent month over month and just over 40 percent year over year. Pricing is adjusting to these shifts. The typical home value in April was a bit above $247,000, down from March but still running a few percent higher than a year ago, while the median list price has surged more than 40 percent year over year as sellers test higher asking prices. Homes are taking longer to sell than in March, with median days on market rising to 36, yet the average sale-to-list ratio near 95 percent shows buyers still paying close to list rather than securing deep discounts.
