Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year over year, Johnson County’s typical home value has risen much faster than the Missouri average, climbing about 15% compared with roughly 3% statewide. In June 2026, that put the typical home value around $315,000, slightly above the state’s median of about $299,000.

Inventory has loosened compared with last year, with months of supply up more than 26%, yet it still sits at a relatively lean 2.6 months versus about 3 months statewide. At the same time, homes are taking longer to sell than a year ago, with median days on market now around 33 days and up sharply on a percentage basis.

From a demand standpoint, sales volumes have cooled, as homes sold are down about 12% and pending sales are also lower than last year, even though new listings just saw a solid month over month jump. Still, nearly 25% of recent sales closed above list price and the average sale-to-list ratio is just under 98%, underscoring that Johnson County remains a seller-leaning market where pricing and timing matter, and Agent Pronto can connect both buyers and sellers with an agent who understands these conditions.
