Year-over-year, Johnson County’s typical home value is up noticeably, rising about 10 percent, even as the May median list price is only a few percent higher than a year ago. Compared with statewide figures, local prices sit slightly below the Missouri median sale price, but Johnson County has been seeing faster appreciation than the state overall.

In the latest monthly snapshot for May 2026, inventory has grown, with active listings up around 7 percent from last year and holding at 276 homes. Months of supply has climbed to 2.6, roughly 50 percent higher than a year ago, yet conditions still lean toward sellers according to the seller’s market gauge.

Sales activity is more mixed, as homes sold are down nearly 16 percent year over year while pending sales have also slipped compared with last May.
