Year-over-year, Johnson County’s typical home value is up modestly, rising about 6 percent, roughly in line with Missouri as a whole. Median list prices, however, have climbed much faster than values, jumping nearly 18 percent from a year ago and signaling that sellers are testing higher price points than before.

In the latest April snapshot, buyers saw more options, with active listings up slightly from last year and months of supply sitting at a lean 2.5 months compared with the state’s 3 months. Even with that limited supply, only about 14 percent of homes sold above list price and the average sale-to-list ratio hovered just under 98 percent, suggesting that bidding wars are present but not widespread.

Sales activity has picked up, with homes sold increasing almost 20 percent year over year even as pending sales dropped sharply by nearly 29 percent, pointing to some recent cooling in new contract activity. At the same time, homes are taking longer to sell than a year ago, with median days on market up significantly despite falling sharply month over month to 29 days, so well-priced properties can still move quickly.
