Kansas City currently leans toward sellers, with the market gauge signaling a seller’s market despite signs of easing. Months of supply has risen to about 3.1, up more than 20 percent from a year ago, which gives buyers somewhat more breathing room than in recent years.
Prices, however, continue to trend higher on a rolling three-month basis. The typical home value is up around 6 percent year over year, while the median list price has climbed more than 5 percent over the same period, showing that sellers still have solid pricing power.
Activity has cooled compared with last year, helping to balance conditions. Homes sold and pending sales are each down a few percent year over year, and the share of properties selling above list price has slipped to just under 30 percent, down sharply from peak levels in 2023. Even so, homes still go under contract in a median of about 24 days, indicating steady demand.
