Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Lawrence County’s housing inventory is moderate, with 190 active listings and 3.2 months of supply in May 2026. New listings dropped sharply from April, falling nearly 30 percent month over month. At the same time, contracts stayed fairly steady, with 48 pending sales and 44 homes sold, pushing activity above last year’s levels.

Prices are adjusting even as listing activity tightens. The typical home value around $191,875 is down more than 20 percent compared with a year ago, while the median list price has climbed nearly 23 percent year over year, suggesting sellers are testing higher asking prices than what buyers are ultimately paying. Homes are taking longer to sell than in April, with median days on market rising to 40, yet about 27 percent still go off-market within two weeks, showing quicker movement for well-priced or desirable properties.

Compared with Missouri overall, Lawrence County offers lower price points, since the statewide median sale price is closer to $294,000 and has risen modestly over the past year. Local supply is similar to the state’s, with months of supply just over three, a level that often points to relatively balanced conditions between buyers and sellers. With prices moving one way and list prices another, plus shifting days on market, Agent Pronto can connect both buyers and sellers with a local expert to help them navigate these trends and find the right strategy.
