Inventory in Lawrence County has been building recently, with active listings up nearly 10 percent from last month to about 210 homes. New listings also increased month over month, even though they are roughly flat compared with a year ago. Despite this added supply, closings have slowed, as homes sold fell about 25 percent from June and nearly 29 percent from last year.

Contract activity reflects this cooling pace, with pending sales down more than 13 percent year over year even after a small monthly uptick. Buyers are taking more time to decide, as the median days on market jumped to about six weeks, up sharply from both last month and a year ago, and months of supply has climbed to about 4.7, well above Missouri’s 3.2 months, signaling a more balanced environment.

Pricing is adjusting to these conditions. The typical home value in Lawrence County is around $224,000, up modestly from last year but down more than 6 percent from June, while the median list price is still almost 20 percent higher than a year ago despite a notable monthly dip. Very few homes are selling above list, which, combined with longer market times, suggests sellers may need to price more strategically.
