Inventory in Polk County tightened in May, with active listings slipping slightly from the prior month while new listings fell more sharply. Months of supply dropped to 2.9, reinforcing its status as a seller’s market and indicating that available homes are being absorbed more quickly.

Contract activity showed mixed signals, as closed sales jumped more than a third from April while pending sales pulled back month over month but remained significantly higher than a year ago. Homes are moving much faster than earlier in the year, with median days on market falling from 55 in April to just 14 in May, and over a third of listings going off the market within two weeks.

Prices are holding relatively steady, with the typical home value around the mid-$200,000s and only modest year-over-year appreciation, even as Missouri overall has seen somewhat stronger price growth. Sellers are conceding a bit on price, with an average sale-to-list ratio just under 97% and virtually no homes closing above list.
