Inventory in Polk County has been expanding, with active listings up more than 11% from last year to 202 homes in July and months of supply down to 3.4 from higher levels earlier in the year. At the same time, buyer activity looks mixed, as homes sold jumped nearly 27% year over year while pending sales fell more than 32% over the same period.
Pricing is holding relatively steady despite the shifting contract flow, with the typical home value around $245,679 and up nearly 3% from a year ago. Sellers are adjusting expectations though, as the average sale-to-list ratio sits at about 93% and none of the recent sales closed above list price.
Days on market have shortened dramatically compared with earlier this year, dropping from around three months in winter to 34 days in July, suggesting that well-priced homes are still finding buyers efficiently in this neutral market.
