Inventory in St. Francois County has ticked up recently, with about 288 active listings in May, an increase from the prior month. New listings and homes sold both rose month over month, suggesting a bit more movement on both the supply and demand sides. Sellers also pulled back on asking prices, as the median list price fell more than 20 percent from April and is down double digits year over year. Homes are taking longer to sell, with the median days on market stretching to 61 days in May and rising sharply compared with last year. Even so, nearly 45 percent of listings are still going under contract within two weeks, and about 27 percent of recent sales closed above the list price, showing selective strong demand. With the average sale-to-list ratio just under 100 percent, pricing remains close to asking even as buyers gain a bit more time to decide.
