The typical home value in St. Louis County is projected to be $298,250 for the month of August. July’s finalized data reported the typical value of a home in the county to be $300,000—up 8.7% over the previous 12 months. For comparison, state-level data pegged home values at $288,000 in Missouri for the most recent reporting period. That number is expected to float around $286,700 in August.

St. Louis County had 1,942 active listings in July, including 1,363 new listings. Overall, active listings were up 1.04% from the previous month.

Of those 1,942 active listings, 40.47% reduced their price in the month of July. The median listing price for homes in St. Louis County fell 0.0% from June to July, bringing the current median listing price to $280,000. Based on projected data for August, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In July 2025, the median time for a listed property to go pending was 12 days, compared to 16 days in July 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this August.
