In March 2026, buyers in St. Louis County saw 1,757 homes on the market, only a slight 0.34% drop from last year but down 3.51% from the prior month. New listings reached 1,349 for the month, which is 3.44% lower than a year ago, signaling slightly tighter options for shoppers. With months of supply at just 1.9, homes are still moving steadily, even as conditions evolve.
Pricing is responding to this limited supply with steady upward pressure. The typical home value now stands at about $279,995, up 3.7% year over year and 12.0% just since the prior month, and it is projected to reach roughly $294,992 by April 2026, edging closer to Missouri’s projected $288,000 statewide typical value.
List prices are adjusting as well, with the median list price at $250,000 in March and projected to rise to about $255,050 next month. Homes spent a median of 26 days on the market, a sharp month-over-month improvement of 21.21% even though days on market have doubled versus last year.
