Inventory in Downtown Lincoln stayed tight in March 2026, with just 8 homes on the market. That is still 11.11% lower than a year ago, even after a 33.33% jump from the prior month. Buyers also moved quickly, putting 8 homes under contract while 10 new listings came up for sale.
Homes did not sit long, spending a typical 26 days on the market, which is down 42.86% month over month and 68.29% compared to last year. With that kind of pace and a seller’s market gauge of 10, properties tend to move rather than linger.
Pricing, however, is adjusting downward even with the brisk activity. The typical home value in Downtown Lincoln is about $206,222, well below the broader Lincoln figure of $288,711 and down 54.68% year over year, with another dip to about $195,192 projected next month. The median list price has also pulled back to $244,950, falling 30.5% from the previous month, and only about 28.57% of recent sales closed above the asking price, with an average sale-to-list ratio of 0.97.
