Inventory in Douglas County has edged down from last year, with active listings off about 10 percent even as they inched up slightly month over month to 424 homes. Contract activity is solid, as homes sold jumped more than 15 percent from April and nearly 67 percent compared with a year ago, while pending sales are still running more than 11 percent higher than last year. New listings, however, are down almost 16 percent year over year, which helps keep supply in check.

Pricing is responding to that mix of strong sales and tighter new supply. The typical home value is up just over 8 percent from a year ago and nearly 4 percent from last month, outpacing Nevada’s statewide price growth of about 3 percent. Sellers are still getting close to what they ask, with the average sale-to-list ratio around 98 percent and roughly 14 percent of homes closing above list price.

Time on market shows conditions leaning toward sellers but not overheated. Median days on market now sit at 43, far quicker than earlier in the year when it regularly topped two to three months, and months of supply has eased to 3.4 compared with 4 months statewide. That balance suggests buyers face some competition but still have options and room to negotiate.
