Inventory in Downtown Atlantic City has expanded sharply in this rolling three-month view. Active listings are up more than 130% year over year, and months of supply has surged to about 22 months, well above the broader Atlantic City figure of just over 10 months. Pending sales and closed sales have both climbed compared with a year ago, pointing to more homes moving through the pipeline even with this higher supply.

Pricing is shifting in response to these changing conditions. The typical home value has jumped more than 45% from a year ago, yet the median list price is down about 11% year over year, suggesting sellers are adjusting asking prices to attract buyers in a softer market. Homes are taking around 71 days to go under contract, but that’s a steep improvement from the much longer marketing times seen last year.

Conditions strongly favor buyers right now, with no recent sales closing above list price and an average sale-to-list ratio around 92%. At the same time, sales volumes and new listings are both higher than a year ago, giving sellers more opportunity to find ready buyers while still requiring realistic pricing.
