New Jersey currently leans toward sellers, with the market gauge indicating a seller’s market even as conditions show signs of easing. Months of supply has climbed to 3.5, up sharply more than 50 percent from a year ago, while active listings are up about 9 percent year over year, giving buyers more options than they had last fall.
Prices still show resilience, even with some recent softening. The typical home value of about $558,000 is slightly lower than in midsummer but remains more than 2 percent higher than last year, and the median list price is up over 3 percent year over year, signaling sellers still have pricing power.
Activity has cooled compared with a year ago, which helps explain the shift toward a more balanced feel. Homes sold and pending sales are both down modestly year over year, even as the share selling above list has edged down and the average sale-to-list ratio hovers just above 101 percent, so well-priced homes still command strong interest.
