Atlantic City’s rolling three-month snapshot shows a market with substantial inventory and steady contract activity. Active listings are slightly higher than a year ago, and while homes sold are down year over year, pending sales are up more than 12 percent, pointing to a modest pickup in buyer commitments.

Pricing is adjusting to these conditions, with the typical home value down about 2 percent from a year earlier and the median list price off more than 8 percent over the same period. At the same time, the share of homes selling above list has edged slightly lower year over year, while the average sale-to-list ratio has ticked up, suggesting buyers and sellers are meeting closer to realistic price points.

Market pace has been shifting as well, with months of supply nearly tripling compared with a year ago and reaching roughly 10 months, yet median days on market are shorter than they were a year earlier. Homes are not flying off the market, but the combination of more inventory and improved contract flow is giving both sides more room to negotiate.
