Active listings are slightly higher than a year ago, and while homes sold are down year over year, pending sales are up more than 12 percent, pointing to a modest pickup in buyer commitments.
Pricing is adjusting to these conditions, with the typical home value down about 2 percent from a year earlier and the median list price off more than 8 percent over the same period.
