May’s finalized data reported the typical value of a home in the city to be $367,500—down 11.45% over the previous 12 months. For comparison, county-level data pegged home values at $355,000 in Camden County for the most recent reporting period. That number is expected to float around $345,000 in June.
Audubon had 10 new listings and 12 listings that went under contract in May, decreasing the area’s total available inventory to 14—down 17.65% from the previous month. Inventory is projected to have further decreased in June.
Of those 14 active listings, 35.71% reduced their price in the month of May. The median listing price for homes in Audubon fell 18.58% from April to May, bringing the current median listing price to $350,000. Based on projected data for June, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In May 2025, the median time for a listed property to go pending was 13 days, compared to 15 days in May 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this June.
